Zoning

A comprehensive Zoning Ordinance regulates the use of land and buildings within the City of York Zoning Jurisdiction. The City of York zoning applies to all land within the corporate limits and the 2-Mile Extraterritorial Zoning Jurisdiction.

 

The Zoning Ordinance defines building lot size and setbacks from property lines, uses within each zoning district, placement and size of signs and several other considerations in the development of property.

ARTICLE V. - "F-P" FLOODPLAIN DISTRICT
ARTICLE VI. - "A-L" AGRICULTURAL DISTRICT 
ARTICLE VII. - "R" SINGLE-FAMILY DWELLING DISTRICT 
ARTICLE VIII. - "R-2" TWO-FAMILY DWELLING DISTRICT 
ARTICLE IX. - "R-3" MULTIPLE-FAMILY DWELLING DISTRICT 
ARTICLE X. - "R-P" COMMUNITY UNIT PLAN DISTRICT
ARTICLE XI. - "M-H" MOBILE HOME DISTRICT
ARTICLE XII. - "M-P" MOBILE HOME PARK DISTRICT 
ARTICLE XIII. - "C-P" PLANNED NEIGHBORHOOD SHOPPING DISTRICT
ARTICLE XIV. - "C-1" CENTRAL BUSINESS DISTRICT
ARTICLE XV. - "C-2" BUSINESS DISTRICT
ARTICLE XVI. - "C-3" HIGHWAY COMMERCIAL DISTRICT
ARTICLE XVII. - "C-4" HIGHWAY COMMERCIAL DISTRICT
ARTICLE XVIII. - "I" INDUSTRIAL DISTRICT

 

Minimum requirements for streets, alleys, easements, lots, block, building lines, utilities are set forth in the Land Subdivision Regulations.

A subdivision plat is needed when any parcel of land is divided into two or more lots, sites, or other division of the land for the purpose of ownership or development.
